Upload Document
Register a document and get a presigned upload URL. declared_type: offering_memorandum | rent_roll | t12 | other_standard | other_complex. byte_size is the exact file size in bytes (max 100 MB). With a live key the response includes upload.url: HTTP PUT the raw file bytes to it (Content-Type must match if one was declared), then call get_document until status is 'uploaded'. With a sandbox key the document is usable immediately — no upload needed.
List Documents
List the partner's documents (newest first, cursor paginated).
Get Document
Get one document, including its upload status ('pending_upload' -> 'uploaded').
Get Document Download Url
Get a short-lived (15 min) download URL for the original uploaded file.
Delete Document
Delete a document and purge its stored file. Fails with 409 while an extraction or underwriting using it is still in flight.
Create Extraction
Start an extraction job (billed per document on live keys; every failure is refunded in full). Provide either document_id (single document) or all three bundle ids (offering_memorandum_document_id + rent_roll_document_id + t12_document_id) for a combined deal bundle. asset_class is required: multifamily, self-storage, industrial-outdoor-storage, commercial, industrial, office, retail, or hotel. It decides which standard columns a rent roll is consolidated onto —
List Extractions
List extraction jobs, optionally filtered by status (processing | completed | failed).
Get Extraction
Get an extraction job's status and metadata (poll until 'completed' or 'failed'). wait (0-45 seconds) holds the request open server-side and returns as soon as the job finishes — use it instead of sleeping between calls. wait=45 is the right default for a live job. If the job is still running when the wait elapses you get a normal response with status 'processing'; that is not a timeout, just call again. While processing the response includes poll_after_seconds (whe
Get Extraction Result
Get the typed result of a completed extraction (rent_roll.v1, t12.v1, offering_memorandum.v1 or facts.v1). Results for large documents can be sizable — a 145-unit rent roll returns one row per unit.
Create Underwriting
Start an automated underwriting for a property (async; live runs take ~20-30 minutes and email notification_email when done). state is the 2-letter US state code. document_ids should reference uploaded documents (rent roll / T12 / OM) to ground the analysis. end_user_ref scopes the run to one of the partner's end users (required for partners configured with requires_end_user_ref). Poll get_underwriting until status is 'completed' — the result includes a shareable rep
List Underwritings
List underwriting jobs (newest first, cursor paginated).
Get Underwriting
Get an underwriting job's status; when completed it includes the report link and headline results. wait (0-45 seconds) holds the request open server-side and returns as soon as the run finishes — use it instead of sleeping between calls. A still-running response is normal, not a timeout; call again. While the run is active the response includes poll_after_seconds, elapsed_seconds, and progress.phase. Live runs take ~20-30 minutes, so expect many polls; the hard ceil
Get Usage
Get billed usage and remaining balance, optionally for a date range (YYYY-MM-DD). Sandbox activity never appears here.
